Down payment assistance programs help cover part of your upfront homebuying costs — the down payment, and sometimes closing costs too. They're offered through banks, state housing agencies, and nonprofits, with one goal: make homeownership possible without years of saving first.

How does down payment assistance work?

Most programs work as a second loan on the home, separate from your main mortgage. With my exclusive program through Columbia Bank, that assistance can be fully forgiven after 15 years in the home, as long as the loan stays active and isn't refinanced or paid off early.

Can you get down payment assistance with a conventional loan?

Yes. My program is a conventional loan with the down payment assistance built in — underwritten, funded, and serviced in-house, with pricing that stays consistent with standard mortgage rates.

Do you have to pay back down payment assistance?

With most DPA programs, yes — you repay it when you sell, refinance, or reach the end of your loan term. My program is different: it's forgiven after 15 years of occupancy, as long as you haven't sold, refinanced, or paid it off early.
